- Assess property and community needs
- Gain full understanding of nuances and challenges
- Designate dedicated management team
- Develop vendors and protocol
- Steward meeting agendas and follow through with minutes
- Develop and execute action items
- Ensure quick response to questions and requests
- Guarantee clear and thorough communications of scheduled meetings/events
- Maintain website and keep material current
- Develop full understanding of CC&Rs, Bylaws, Rules & Regulations, etc.
- Uphold Federal, State and Local Statutes
- Work with and guide the Board of Directors to ensure compliance in accordance with documents
- Create annual budget
- Produce monthly financial statements
- Issue assessment invoices and collect amounts owed
- Ensure vendors are paid in a timely manner, and only when work is completed and to the Board’s full satisfaction
- Responsible for transparent and accurate reporting and transactions
- Establish clear expectations and protocols for vendor partners
- Acquire a minimum number of bids, as applicable, for the Board
- Hold vendors accountable
- Maintain mutually beneficial and positive relationships with community vendors
